E-commerce drives growth in demand for industrial spaces

The demand for industrial spaces from companies specializing in e-commerce will continue to show a growing trend in the next 24 months.

This phenomenon is driven by the high volumes of sales and business generation, in addition to the evolution in the consumption habits of the population to acquire goods and products online that were usually bought on the sales floor, as Jorge Fabris pointed out, director for the industrial sector of Newmark.

He stressed that the growth of electronic commerce and disruptive phenomena such as war and commercial conflicts have caused challenges in the daily operation of companies in the sector.

Companies have had to reconfigure their operations from just-in-time to just-in-case, having to be prepared and provisioned to maintain an optimal operation that allows them to preserve, and even improve, the high levels of satisfaction of end consumers, trying at the same time not to impact the profitability of the business.

Fabris reported that the demand for industrial spaces for electronic commerce has occurred, mainly, in cities and their metropolitan areas such as Mexico City, Monterrey, Guadalajara, Tijuana, Ciudad Juárez, El Bajío and some in the Southeast such as Mérida or Villahermosa, as well as such as the area surrounding the new “Felipe Ángeles” International Airport, in the State of Mexico, and the reconversion of old plants in Vallejo.

“The phenomenon that we had with the pandemic came to accelerate and revolutionize the activity of electronic commerce and all the suppliers that directly collaborate with this sector – such as courier, parcel and logistics operator companies.

These support distribution and, with the end of the confinement and reactivation of the economy, the volume of business generation and sales of up to triple digits was potentialized, "he said.

This growth has brought various challenges for developers of industrial buildings, since users are looking for state-of-the-art buildings with characteristics such as free height of at least 10 meters, location with the best access, security, design of critical routes for movement issues and transit.

In addition to sufficient space for a maneuvering yard, a larger area for heavy transport parking, facilities that allow savings in electrical energy and have a certain degree of sustainability, apart from the challenge of finding parks or logistics centers for last-mile locations.

This fact has led developers and the entire industrial real estate sector to delve into the analysis of new corridors or submarkets with ideal locations for optimizing the operations of companies focused on electronic commerce, since demand will continue to increase throughout 2023. and 2024.

The increase in demand at the national level has caused a shortage of land and real estate that are susceptible to reconversion to industrial condominiums.

Among these new corridors is the southeast, driven by the trans-isthmian corridor, the Dos Bocas refinery and the Maya train, mainly in the cities of Mérida, Villahermosa and Veracruz, where there has been interest in investment and expansion plans by companies from e -commerce, which could significantly increase availability rates.

In the medium and long term there will be more industrial parks and similar projects in the southeastern area of international companies, especially Asian ones, who have their sights set on the North and Latin American markets.

“With the so-called Industry 4.0, the different players in the sector will continue to evolve by optimizing and correctly executing their technological resources as a business model to follow in their day-to-day activities.

This represents a challenge derived from the high investment costs, coupled with the rapid growth in the demand for operations of companies related to electronic commerce, logistics and distribution, which will continue to be a growing trend in the next 24 months”, he said.
