During the first quarter of 2026, industrial demand in Querétaro reached 86,000 square meters, demonstrating a trend toward speculative projects, which accounted for 96% of the total volume.

The occupancy of speculative warehouses has been boosted by the increased availability of space, resulting from the incorporation of projects completed in previous quarters. In this context of greater immediate supply, developers have prioritized leasing available buildings, driving their absorption in the market.
The increase in the industrial supply in the Querétaro market, coupled with a slowdown in demand, has pushed the vacancy rate above 6.0%, placing it above the national average.

Currently, over 80% of the available space in Querétaro consists of Class A warehouses, primarily located in the Aeropuerto, Querétaro–San Luis Potosí and México–Querétaro.
