The Mexican office market showed stable performance in April and May, with a total demand of 129,000 square meters, similar to the previous year.

Vacant office space decreased by 10% compared to the same period in 2024, reaching 77,000 square meters. The average rental price nationwide stood at $20.37 per square meter per month.

Despite the 1.2 million square meters of office space under construction, only Guadalajara reported new construction starts with 3,600 square meters, surpassing its previous year's start of 2,000 square meters.

During this two-month period, no new supply was added to the office market in Mexico. Currently, 3 million square meters are available for immediate occupancy.
