Increasingly, flexible workspaces or flex space become more relevant after the pandemic, mainly how they are configured, leased, operated since 2009, they have been part of the real estate offer in Latin America.

In the last 12 years, the flex space market has grown 23% per year, although it was initially occupied by startups and freelancers, according to an analysis by Newmark.

However, as a result of the pandemic and the effects that have been generated in the way of working, more and more corporate users are considering the possibility of adopting this type of solution.

An alternative that has been accentuated by global geopolitical instability and the limitations of being able to invest capital in new locations by companies that have been affected by exacerbated inflation and the crisis generated by the pandemic.

It is important to note that despite the benefits that flexible spaces offer, there are challenges in their adoption. The ability to align and permeate the organizational culture of a company through a flexible space, whose collective image is associated with a certain type of public and product, is the main challenge, explained María Valdez, director of sales and change management of Facility Management of Newmark.

In addition to this, there is always a possibility of impacting the loss or retention of talent, depending on the characteristics of the users and how the activities they carry out are aligned with the design and functionality of the spaces, Valdez said.

The model does not work the same for everyone. For example, a centennial user of spaces is motivated by the possibility of choosing the workplace through a membership, but for a Gen X user, whose work involves long periods of concentration, they will probably experience a shock in the way they perform. their tasks in a collaborative space, without the possibility of making use of an assigned place, detailed the executive.
