The Bajío region remains one of Mexico's key industrial corridors due to its focus on manufacturing, exports, and logistics. However, during July and August 2026, the region saw a slower pace of activity compared to the same period the previous year, according to an analysis by the real estate platform Solili.

Infrastructure, connectivity, and specialization in sectors such as automotive, metalworking, and advanced manufacturing position this corridor as a strategic market for industrial development. Despite this, accumulated demand during the two-month period showed a year-over-year contraction.

According to the Solili report, industrial demand exceeded 130,000 square meters by the end of the July–August 2026 period. Although this volume indicates ongoing activity within the industrial real estate market, the figure was lower than that of the comparable period in 2025.

A year earlier, demand stood at nearly 230,000 square meters. Consequently, the market recorded a year-over-year decline of approximately 44%.
