Chihuahua reports a strong increase in rental prices for industrial warehouses

In previous quarters, Chihuahua had experienced an increase in construction activity, driven by developers' investment in the construction of high-quality industrial warehouses, classified as Class A.

This approach has been a response to the need for modern infrastructure in the region, as a result of these investments, once these developments reach completion, a direct impact is observed on rental prices, manifested in a significant increase.

If we analyze the average price reported in the industrial market of Chihuahua in the first quarter of 2023, we can see that it was around $5 dollars per square meter, this was mainly due to the type of buildings available, which mostly consisted of class B industrial warehouses. or facilities that did not meet high-end standards. This situation caused prices to remain considerably below those recorded in the market.

At the end of the first quarter of 2024, there has been a strong increase in the rental price of industrial spaces in Chihuahua, closing the period at $7.10 dollars per square meter. This significant increase has been driven by recent investment by developers and the completion of premium, class A projects.

The increase in prices not only impacted the submarket where these ships were delivered, located in the North submarket, but also had repercussions on the industrial market as a whole.

The East and South submarkets are expected to experience a similar impact on prices, as developers such as American Industrial and Fibra Nova are currently in the process of constructing Class A buildings that will soon be available on the market.
