Changes that the residential sector has gone through after the pandemic in Mexico

Epidemics, among multiple natural events, have marked a before and after in terms of the construction of housing spaces, such as the current one that has shaped the world that is "built", totally changing reality.

Architecture, space design, interior design, they are all links that are undergoing changes under a fundamental premise: adapt to the new world and the current conditions that it demands for each one of us.

The current Covid-19 pandemic is generating deep changes that seek to find a balance between the space in which one lives and the one in which one works, integrating them on the same plane, but respecting the limits of each one.

The task has not been easy. Large real estate, architecture and design firms in Mexico and around the world are focusing their efforts on generating larger residential and housing spaces, with greater ventilation, and with the characteristics that allow for a space for home office or hybrid work .

The interference of one area over the other (work at home), can result in their mental health being affected and, therefore, affecting their productivity.

Little by little, changes are beginning to be noticed in the trends that will predominate in new homes, especially in the largest and most populous cities in the world.

In addition, this period was characterized by the planning and construction of projects based on eco-sustainable strategies, as well as the adoption of state-of-the-art technologies in residential and housing buildings.

Accelerating the consolidation of sustainable measures, implementing new technologies and obtaining certifications in environmental care, as well as the transition to clean energy consumption have been part of the changes that have taken place.

JLL, for example, has collaborated on residential and mixed-use projects that have the highest specifications in terms of sustainability and adoption of smart technologies, such as Lagasca, Miyana and Balzac.

During this pandemic period, factors such as ergonomics applied to furniture, lighting, as well as elements such as noise, connectivity and technological deficiencies in the home, can be causes that respond to problems that employees are facing.

In turn, the size of each of the residential and housing spaces is becoming a fundamental factor in new housing projects. There is a tendency to "depressurize" the spaces where people live and avoid overcrowding.
