Industrial leasing in Monterrey falls 10% compared to April 2024

In April 2025, the Monterrey industrial market registered a demand for 72,000 square meters, 10% below the figure registered in the same period last year.

Despite the decline in industrial leasing volume, the Monterrey market maintains a solid performance, preserving tenant interest.

In the fourth month of 2025, 65% of demand in Monterrey was concentrated in Class A spaces, confirming companies' interest in high-quality facilities.

The Salinas Victoria and Pesquería submarkets were the most in-demand during April, accounting for 35% and 33%, respectively, of total occupancy.

The manufacturing sector was the main driver of investment in Monterrey's industrial market during the month of April, with the establishment of companies dedicated to the manufacture of steel components and the production of cardboard.
