Office leasing in Monterrey increases 55% during Q3 2025

Despite the continued challenges of the macroeconomic environment and moderate growth, the Monterrey office market closed the third quarter of 2025 with a demand for corporate space of 39,000 square meters, representing a 55% increase compared to the same period last year.

During this quarter, activity was concentrated in Valle Oriente, a submarket that led the absorption with 24% of the total, followed by Santa María with 18%, while Centro, Ricardo Margaín, and Valle Poniente each accounted for 17%.

Vacancy levels during the third quarter of 2025 totaled 1.5 thousand square meters, registering a 70% contraction compared to the same quarter in 2024.

Monterrey has demonstrated resilience thanks to its strategic position in nearshoring and its role as an industrial and corporate hub. The concentration of demand in submarkets such as Valle Oriente and Santa María reaffirms companies' preference for areas with access to infrastructure and international connectivity.
