58% increase in demand for industrial space in Monterrey

Most of 2020 was difficult for certain real estate sectors in Monterrey, but for others it was very flattering, such as industrial.

The city closed last year with a gross demand of 195 thousand square meters, according to a report by the consulting firm Solili.

This data translates into an upward trend of 58 percent, compared to the same period in 2019.

The document indicates that this rise was driven mainly by the manufacturing sector and by logistics, retail and automotive companies.

Monterrey was only surpassed by the metropolitan area of Mexico City, which closed with a demand of 260 thousand square meters.

Regarding the construction of new industrial spaces, Monterrey added 177 thousand square meters to its inventory during 2020.

This space was divided into 11 new projects.

In addition, 13 works began construction last year.

Eight of these are speculative and 5 are "build to suit" (made to measure).

The capital of Nuevo León has had a positive performance, according to Solili, the inventory that the city has is 12 million 712 thousand 14 square meters and has a vacancy of 5.68 percent.

During the last quarter of 2020, the Apodaca, Escobedo and Santa Cataria corridors had a positive net absorption in class A buildings.
