At the end of the third quarter of 2025, Saltillo's industrial market registered a vacancy rate of 2.1%, which in absolute terms represents more than 130,000 square meters available.

Saltillo has an industrial supply of more than 130,000 square meters at the end of the third quarter of 2025. Vacancy in the market has shown a significant increase over the last year, increasing by more than 100,000 square meters compared to the same quarter in 2024.
This increase in the supply of industrial space is due to the commitment of various developers to build speculative warehouses in order to meet market demand. Companies such as Vynmsa, Davisa, Alianza, Grupo Amistad, among others, have been key to this growth, developing buildings with first-class infrastructure.

Currently, the Ramos Arizpe submarket remains the main industrial development hub in Saltillo, accounting for 60% of the total market supply. In contrast, the Arteaga submarket has the lowest availability.
