Office vacancy in Puebla decreased by more than 30,000 m² compared to November 2024

The Puebla corporate market continues to register the highest vacancy rate in the country, closing November at 16.4%, which in absolute terms represents an availability of approximately 65,000 square meters of office space. However, this figure reflects a significant improvement compared to the levels observed a year ago, when the market vacancy rate was around 25%.

Over the past twelve months, the total office supply in Puebla has contracted by more than 30,000 square meters compared to November 2024. This reduction is mainly due to the gradual absorption of existing spaces, as well as the absence of significant new developments, which has allowed for a partial correction of the supply and demand imbalance that characterized the market in previous years.

Despite this decrease in available space, the high vacancy rate continues to put pressure on rental values. At the end of November, average prices stood at $13.80 per square meter per month, representing a contraction of less than 5% compared to the same period of the previous year, demonstrating a moderate adjustment and relative stability in the market's commercial conditions.
