At the close of 2025, office space demand reached nearly 2,000 square meters, representing a 50% increase in absorption compared to the same period of the previous year.

Office occupancy was concentrated mainly in two corridors: Agua Caliente with 64%, while Zona Río, the city's financial heart, reported 36% occupancy.
The city of Tijuana solidified its position as the market with the highest average asking price in the country, closing the year with an average asking price of $21.98 USD per square meter, followed by Mexico City, which finished at $21.20 USD per square meter.
