Tepotzotlán consolidates as an industrial destination

The municipality of Tepotzotlán in the State of Mexico is known for its viceregal architecture and the tourist attraction that makes it a magical town; However, in recent years it has also stood out as an industrial destination hosting large companies such as Amazon and Mercado Libre, among others.

This municipality is located in the areas surrounding Mexico City, so it is included within the submarkets of the city. And it also borders Querétaro, one of the main industrial submarkets of the shoal.

According to Solili, in May the CDMX industrial submarkets represented 21% of the total national demand for industrial space and of that percentage, 68% of the demand was concentrated in Tepotzotlán, which is placed as the most important submarket in the area.

This trend is at least five years old. Analysts consulted consider that this "boom" in the municipality occurred as a result of the saturation or depletion of land available in other nearby markets such as Cuautitlán Izcalli, which is also part of the metropolitan area and the same phenomenon can be expected to occur in Tepotzotlán .

"Until a year and a half ago, here was the largest land reserve, and currently, although it is true that it conserves it, we are no longer seeing what we did in previous years," said Pablo López, Director of Analysis of Solili in an interview.

The strongest growth in existing inventory occurred in the last three years, because according to Solili's data, in 2018 the inventory was 1.6 million square meters and at the end of the first quarter of 2021 it was placed at 2.2 million square meters. square meters of built space.
