The Bajio area has overcome a first quarter of 2022 with a demand that almost reaches 460 thousand square meters and that manages to accumulate 25% of the national gross demand.

This outstanding growth was sustained by the push of Guanajuato and Querétaro, which accumulated 208 and 180 thousand square meters of gross absorption, which together with San Luis Potosí and Aguascalientes saw the beginning of 2022 with a strong activation of the manufacturing industry, starting to resume the dynamics of the periods prior to the pandemic.

In the case of Querétaro, new elements have also been incorporated into the demand, such as the search for logistics spaces and for the use of data centers that find in the entity the key factors of location, infrastructure, energy and land availability that make it viable. to this type of investment.

Many of these demand activators, such as manufacturing and logistics, require large industrial areas where risk and investment create favorable conditions for custom construction, while speculative construction requires a deep understanding of risks and opportunities from developers, in the midst of a high-inflation market.

There are known cases of institutional developers who have large areas of land with infrastructure and advance with speculative options of a maximum of 10,000 square meters but who conceive commercially under modular schemes that could allow the location of production processes of 2, 5, 7, and up to 10,000 meters squares.

But when the origin of the demand is analyzed in detail, the vast majority of these transactions correspond to projects made to measure (BTS).

For this reason, Guanajuato and Querétaro advance mainly with BTS, although there are also speculative projects that are under construction in order to increase the supply of industrial spaces.

The industrial demand of San Luis Potosí during the first quarter of the year was driven mainly by the automotive sector, reaching almost 60 thousand square meters. It stands out that three buildings began construction during the period, of which two correspond to speculative projects and another to a BTS for the automotive sector, the latter accumulating 80% of what is built.

Aguascalientes registered close to 12 thousand square meters of gross absorption at the end of 1Q 2022, a period in which two constructions began, Kurabe in the San Francisco IV industrial park and building 4 in the Finsa park, the latter speculative.

The Bajío faces an important challenge that places it as a benchmark area for investment, a position preceded by the northern border and the Valley of Mexico, but which is undoubtedly on the radar of multiple productive relocation processes where private and public investment travel a common path.
