Silao is the main destination for industrial investments in Guanajuato

According to data from the Ministry of Economy, for the month of November 2023 Silao reported international sales that reached $391 million dollars, of which the main sectors are auto parts and accessories for vehicles destined for the United States.

Guanajuato ended the month of January 2024 with a gross demand that exceeds 40 thousand square meters, positioning itself as the market with the highest demand within the Bajío region.

Investments during the first month of the year have been concentrated in the Silao - León industrial submarket, accounting for 90% of the leasing activity.

Companies in the manufacturing, logistics and automotive sectors have found in Silao an ideal place to establish their operations, these being the main areas that drove demand in the submarket during the month of January.

In turn, the Silao - León submarket leads industrial construction in Guanajuato, since the submarket currently houses a total of 170 thousand square meters of projects that are advancing in the construction process.

The constructions in Silao - Leon have surfaces ranging from 10 thousand to 30 thousand square meters, of which 50% of the space is available for pre-leasing, while the rest of the properties under construction were taken by companies that required custom-made spaces.

Once the projects under construction are completed, an increase in the industrial supply of the Silao - León submarket is expected, which for the month of January 2024 reports a vacancy rate of 3.0%, so investments are expected to continue thanks to a combination of key factors such as its strategic location, land and air connectivity, as well as having qualified labor for the industry.
