The recovery of offices will continue to advance until 2023

2023 will be the year of sustained recovery in the office market, Solili confirmed after reporting that 2022 was overshadowed by the post-pandemic.

The consultant pointed out that, unlike a couple of years ago, today the needs are different, both on the side of companies and collaborators.

In turn, they said that the watershed that triggered a greater demand for corporate spaces was marked by Mexico City, Monterrey and Guadalajara.

"2022 was a litmus test for this important real estate investment sector," he said.

At the national level, the sector registered between January and November 2022 a gross demand that exceeded 770 thousand square meters. This figure was 77% higher than that registered in the months of 2021. In this regard, they estimated that 2023 is coming as the year of a sustained recovery, which will be maintained quarter by quarter.

Within this context, Solili asserted that industrial activity is a great ally to stimulate the demand for corporate spaces. “Different companies seek to expand, or to settle for the first time in Mexico. They are going to demand office space”.

This even affects the demand for services related to accounting, administrative and legal activities, among many others”. Regarding the Monterey market, Solili reported that a similar level of net demand was reached in 2022 as it was in 2019 (pre-pandemic)

"It has been the only national market where the construction of an office project will begin in 2022," he added.

For their part, Guadalajara and Querétaro also expect to gradually increase gross demand in 2023 to continue adjusting their vacancies downward.

Finally, the consultant indicated that flexible spaces and coworking models will continue to boom by 2023

"They were able to interpret the expectations of the new tenants who demand options tailored to their business models, in terms of spaces, costs and possibilities to grow and decrease."
