Mexico's Office Sector Totals 1.2 Million m² Under Development

The Mexican office market reached a total of 1.2 million square meters under development at the end of November 2025, maintaining the same levels as the same period of the previous year.

Corporate building construction activity in the country was concentrated primarily in the Mexico City market, which accounts for 58% of the space under development, followed by Monterrey and Guadalajara with 16% and 8%, respectively.

During the penultimate month of 2025, the Mexican corporate market had a large supply, totaling 2.5 million square meters, which translates to a vacancy rate of 14.2%.

In November, the average asking price for Class A and B office properties was $20.20 USD per square meter per month.
