Urban development in Mexico is transformed from data science
Obras Expansión | September 08, 2021 |

Having more and better information about the needs and tastes of home buyers in Mexico has made construction more efficient.

The COVID-19 pandemic accelerated the digitization of the economy, something that is not alien to the real estate sector. Big Data and other digital trends are transforming the way in which housing is built and cities are developed in Mexico.

Thanks to the data obtained from users, better homes can be built, at more accessible costs and with a better return on investment for developers, the exhibitors of the Real Estate Development: Smart Cities panel at the Expansión Summit agreed.

Now more information is available to know where demand is concentrated and that is a sign of where to build.

"Data management was greatly accelerated, we have become familiar with Big Data and access to information," said Fernando Sordo Madaleno, Director of Architecture at Sordo Madaleno Arquitectos.

This office is currently building a development on Paseo de la Reforma, in Mexico City where this information is being used to take better advantage of the construction and provide a better experience to the users of the space.

Technology has also changed the way in which a client approaches to acquire a home, as they have new requests, many of them derived from the COVID-19 pandemic.

Now little details, like having power outlets in open spaces, can make the difference between a high-value home or a lower-value home.

Despite the improvements that technology can bring to develop better homes, economic inequality and lack of access to public services still affect many Mexicans.

The former Secretary of Tourism said that the housing problem in Mexico should not only include houses at more affordable costs, but also increase the income level of many of the Mexicans, who do not have the conditions to be able to acquire wealth.

The low income of Mexicans has led many families to buy houses on the outskirts of cities, where public transport services are not adequate and increase living costs, or to buy land irregularly and to self-build .
