More industrial construction is needed in Puebla to meet demand

Puebla has become one of the key logistics hubs in the center of the country, which has triggered the arrival of new investment projects in the state. However, the current industrial construction seems not to be enough to satisfy this demand.

According to Solili, currently, few buildings are available in sizes ranging from 2.5 to 12.5 thousand square meters. While the buildings that are in process barely reach 18 thousand square meters.

“If demand continues to advance at the rate we could see in 2021, the market would require greater investment. The options that are now being built would be insufficient," the platform said.

It is also expected that this phenomenon will have an impact on market rental prices, which have registered an annual rise of 8.2 percent. The same could increase, especially in the midst of an environment of high inflation.

It should be remembered that last year, Puebla reached an annual demand for 90 thousand square meters of industrial buildings, a fact that caused the vacancy for April 2022 to decrease to 2 percent.

Currently, the Puebla market describes two realities, where corridors such as Huejotzingo and Autopista México-Puebla, which concentrate 93% of the inventory, have an availability of 1.9% and 1.5%, respectively.

While the Puebla-Tlaxcala corridor exceeds 8% of free spaces with respect to its inventory. This totals about 12 thousand square meters.

Another phenomenon observed by Solili within the industrial construction of Puebla is the emergence of class B warehouses that, once built, allow their commercialization by fractions.

This product of the real estate sector has become increasingly desirable, mainly for small distribution centers.

Such is the case of the Jint Industrial Park, on the Mexico-Puebla highway corridor, a 5,000-square-meter speculative warehouse under construction that is not yet available on the market.

Thus, with a travel time of about two hours to Mexico City, Puebla has become one of the pillars for distribution to Hidalgo and the Port of Veracruz.

In this context, Pepsico announced an investment of one thousand 700 million pesos for the industrial construction of a logistics center in Huejotzingo, at the end of last year.

The objective of the building will be to solve the needs of distribution and product exchange for the central and southeastern regions of the country.
