More than 90 thousand m² of offices are leased in Mexico City during November

At the end of November 2022, corporate demand at the national level exceeded 115,000 square meters, of which 90,000 square meters were concentrated in Mexico City.

If the total national demand for offices between October and November 2022 is analyzed, the cumulative amount of 117,000 square meters registered by the capital of the country already exceeds the total registered in the last quarter of 2021 by 8%, so the difference will be even greater at the end of the year.

The challenge that the pandemic generated in the demand for corporate spaces has mutated towards a scenario where technology has created a bridge that has allowed companies to generate a new concept that combines the best of face-to-face with remote work. .

Faced with this possibility, the managers of the companies have redesigned the office spaces and partly resumed the continuity in demand. 

It is more common to see the demand for 2022 characterized by open spaces, the incorporation of outdoor areas, rooms and meeting spaces with conference connections coexisting with individual spaces but more oriented towards the shared use of those who need it. 

Likewise, other companies choose to hire coworking spaces that have also expanded their customer bases to companies that traditionally occupied a space for exclusive use.

In the detail of the closing of the third quarter of 2022, the submarkets of Polanco, Reforma and Lomas Altas generated similar areas of transactions over 30 thousand square meters quarterly, which allows us to observe an even movement in the main markets of the capital. In anticipation of the end of the year and below what was registered in October and November, a dispersion in demand is also expected in various submarkets.

The vacancy in November represents a third of the gross demand and is due to the termination of contracts where companies take the opportunity to change to a better location since current rents still allow negotiations that favor tenants.

At the same time, new buildings that were recently completed and incorporated into the inventory continue to be added, estimating this amount at more than 105,000 square meters in the last year.

For this reason, the competition to attract tenants is increasing since the offer is more extensive and covers different submarkets throughout the city.

The corporate demand that we could anticipate for 2023 will be based on the importance of the physical space or office as an expression and reinforcement of the organizational culture where belonging and permanence in the company will incorporate not only remuneration but other elements such as the way in which the space and time management is adapted to the expectations of the collaborators, fostering a balance between the work and personal roles of each worker.
