San Luis Potosí rises to third place in gross industrial demand of the Bajío

During the first two quarters of 2023, San Luis Potosí accumulates a gross industrial demand of 110,000 square meters, which allows it to be in third position within the Bajío entities, below Querétaro and Guanajuato.

The possibility of having the main vehicle manufacturers within its territory, the main ones being BMW and General Motors within the vicinity of Guanajuato, which has at least another half dozen plants, is configured as a commercial opportunity for the formation of an ecosystem of suppliers that can provide valuable services in automobile production.

This ecosystem demands large and medium-sized industrial spaces that have allowed San Luis Potosí to be on the radar for new industrial investments.

In mid-August 2023, the Japanese firm Kaga electronics, manufacturer of electronic devices for vehicles and air conditioners, announced that it will convert its old industrial plant into a new facility that it estimates is 2.4 times the size of the previous one located in the same place in San Luis Potosi. They foresee an investment of 34 million dollars based on the strength of consumption in the American market.

Another company that is committed to the entity is the German BorgWarner, which at the beginning of July laid the first stone of its new plant located in the WTC 2 Industrial Park, in the municipality of Villa de Reyes in San Luis Potosí. The investment is estimated at 198 million dollars and is expected to be carried out in the next five years.

However, the investment that will generate the greatest transformation for this market was announced in the middle of the first quarter of 2023, by the BMW Group. The German firm will invest 865 million dollars in a battery manufacturing center that it will use to manufacture electric vehicles. Of the total investment, 541 million dollars will be used to build the new plant that will start in 2024 and that it estimates will start operating. operate from 2027.

In turn, constructions are advancing with 114,000 square meters of industrial projects, which are far from the maximum reached in October 2022 when 225,000 square meters were built. At the end of the second quarter of 2023, 83% of the projects are located in the San Luis Potosí - Villa Arriaga and San Luis Potosí Industrial Zone submarkets.

For their part, industrial rental prices stand at $4.2 dollars per square meter, registering one of the most attenuated increases in Mexican territory, at an annual rate of 2.8%. These prices represent a competitive advantage when compared to industrial markets where rental prices have risen more sharply.
