Saltillo maintains growth rates in inventory greater than 2020

The city of Saltillo increased its inventory figure with 116 thousand more square meters of new supply, reaching 4.2 million square meters in total, the most significant increase at the national level so far in the second quarter of the year.

By way of comparison, between the last quarter of 2020 and the first of this year 38.6 thousand meters were added to inventory, a figure very similar to the average reported quarterly throughout 2020, which led to the end of the year with around 150 one thousand more square meters of industrial space in the city.

When comparing the increase in inventory in the first quarter of 2021 with the same period in 2020, this amount is 30% higher, which indicates that inventory grew at a faster rate than the previous year.

In April 2021, the average rental price in the market was $ 4 USD / m2 / month and at the corridor level there were values close to this figure. The vacancy reached about 6.6% with respect to the inventory, although it was a slightly lower percentage than that reported in the last 3 months.

Currently, speculative-type projects under construction total just over 100,000 square meters, with areas ranging from 8,000 to 18,000 square meters. Regarding the constructions made to measure or BTS, they have larger formats that are between 12 thousand and 20 thousand square meters and include the extensions of companies that were already located in the city.

Another very relevant indicator was the gross demand of 72.8 thousand square meters reached in 1Q 2021, which when compared with the 175 thousand that were totaled throughout last year is equivalent to 41% in proportion, which reinforces the great dynamism that this market transits.
