At the end of the first quarter of the year, Querétaro was one of the few office markets nationwide that reported positive demand figures.

The total lease figure was placed at 5.3 thousand square meters. While for the second consecutive quarter spinning a net demand with positive numbers. Although we cannot yet speak of a recovered market, it seems that signs of it are beginning to show.

The demand for offices in the city of Querétaro was mainly concentrated in the 5 de Febrero, Juriquilla and Centro Sur corridors.

In recent years, the Juriquilla corridor, located to the north of the city, has positioned itself as the favorite of companies to establish their operations, proof of this is that it concentrates the net demand of the city in more than 90%.

Although it is in the process of maturing, this market is still characterized by the construction of projects that are intended to be marketed for sale and in small spaces, however, during the period January-March 2021, the closures for spaces of average plants of 300 square meters in rental conditions.

During the first three months of the year, the Central South corridor registered the highest number of vacancies, which impacted the vacancy percentage to rise, despite this, this corridor maintains the highest prices in the market.

On the other hand, it could be considered that the Juriquilla corridor is presenting a greater boom derived from the projects that it maintains both under construction and those that are close to starting, which, although they would raise the availability figures, maintain a lower range than those of Centro South.
