Reinvention of the office market after Covid
El Economista | October 03, 2022 |

Over the years, the office market has experienced constant evolution and the post-pandemic era is proof of this, where more inclusive spaces are currently required, which promote interaction between their occupants and at the same time buildings, according to an analysis by the firm Newmark.

The first buildings that correspond to the social context of the end of the second industrial revolution, such as the Larkin in New York or the Johnson Wax in Wisconsin, designed by Frank Lloyd Wright, are examples of static offices that promote hierarchies where work is totally controllable ", explained the consultant.

Newmark also highlighted that, in this context, office furniture also had to adapt with designs, where the way of occupying the workspace was configured and is the predecessor of the height-adjustable desks that we have today.

During the Industrial Revolution 3.0, characterized by the accelerated development of technology and the explosion of digital networks, the Centraal Beheer building was built in Germany and which broke with the hierarchy of office spaces, from there

office design became more dynamic and more sociable work spaces were achieved, with a strong focus on recreation and collective contact.

In 2020, work environments were affected by an endless lockdown, which locked us in our homes for almost two years and forced us to convert our home spaces into makeshift office spaces, Newmark said.

"The fourth industrial revolution begins when digital intersects with nanotechnology, genetics dialogues with quantum computing and Big Data, and artificial intelligence mixes with the internet of things or renewable energy sources. Without a doubt, this fusion of technologies sooner or later we will see them immersed in the new corporate office spaces", highlighted the firm.

In the current panorama there are different scenarios, such as: companies that request the return of the workforce to the offices, the hybrid system where remote work is combined with work in the office and companies that seek to be 100% digital, which prefer a hybrid or virtual mode, which also has an impact within the real estate market.

Although there is not such a marked scenario as to what type of model will exist in this new reality, there are solutions that point towards a destination: the inclusion of all the areas in a single space, breaking with the hierarchies that have been had for a long time and achieve spaces that promote interactions between occupants and at the same time of the buildings.
