Corporate spaces could be redesigned into medical towers

The crisis generated by the health emergency due to COVID-19 in the corporate real estate market has motivated owners of office buildings to seek alternative solutions for the occupation of their assets.

This situation has accelerated the redesign of office buildings to adapt them to other services, health being the one that has developed the most interest.

According to Cushman & Wakefield, there is a trend to convert large corporate buildings into medical towers due to the demand for these services.

From 2009 to 2019 alone, the occupancy of this type of property increased by approximately 16%, a faster occupancy rate than the traditional office market, where occupancy increased a little less than 12%.

In Mexico City there is a case of reconversion of a company dedicated to the health sector that acquired a class A corporate building of more than 20 thousand square meters to transform it into a hospital.

According to the Solili analysis platform, although the office market in Mexico City has registered a vacancy of more than 2 million square meters, the owners have made their sale or rental conditions more flexible to boost the market.

Simpler contracts, the change to the peso from the dollar to rent spaces as well as lower maintenance fees have been some of the points that the owners have launched to attract investors.

In Mexico City, the Reforma corridor is one of the most sought after in the corporate market.

It currently has a vacancy of 307,679 square meters with an average monthly rental cost per square meter of $ 21.45.
