Real Estate and the most recurrent transformations of use in Mexico

The real estate sector in Mexico is going through great economic challenges related to the Covid-19 pandemic. Despite this, the reconversion of spaces arises as a result of the transformation of land use.

The restructuring is accompanied by various aspects, such as the economic reactivation by real estate investors. They project movement in offices, commercial spaces and premises.

On the other hand, there are still pending issues, such as public policies and legislation in the states, but nevertheless, the governing bodies are beginning to take action on the matter, in order to find effective solutions for all.

The change in land use is accompanied by policies that facilitate the transformation of spaces to new uses.

Consequently, its conversion is diverse and provides tangible solutions to spaces that are in disuse.

In the case of Housing Offices, in Mexico City the properties that can be transformed are those that are type C offices and have more than 25 to 40 years of existence.

These buildings refer to housing with more than 50 units, self-service stores, shopping centers, hospitals, postgraduate centers, among others. Its conversion to use of residential land will allow solving the vacancy problem that CDMX is going through. At the same time, it appears as an alternative for affordable and functional housing.

Another example is the conversion of corporate buildings to hospitals, which can be converted to medium or small hospitals, as long as they require small changes in non-relevant structures, such as: elevators, parking lots, electrical or ventilation systems.

Another recurring transformation in Mexico is that from stores and shops to warehouses as a result of the growth of e-commerce, which is why the logistics connection became a necessity.

Due to this, the use of warehouses increased its activity during 2021, and with this the conversion became an option that solved the high commercial vacancy.

The case of parking lots that were transformed into industrial warehouses is in line with the demands of e-commerce since large parking lots established in strategic points proved to be very useful and in demand as commercial warehouses.

In turn, nearshoring has caused parking spaces to become new industrial buildings, supporting the expansion strategy of national and foreign firms dedicated to the storage and dispatch of merchandise.

Another trend is led by shopping centers that have allocated part of their space to generate areas open to the public, generating greater recurrence towards these spaces
