Querétaro, an industrial market with immediate offer for the arrival of investments

The industrial market of Querétaro had reached a cumulative gross absorption during 2022 that exceeded 660 thousand square meters and where a percentage close to 68% was concentrated in speculative demand.

During that year, large-scale projects generated an important participation of the data center sector that were developed under the format of custom-made projects that, although they continue to progress.

During the first quarter of 2023, the demand has continued to mobilize and registers almost 140 thousand square meters, which is equivalent to 8% of the national total in this period.

Currently, 410,000 square meters of industrial buildings are still under construction and about 18,000 square meters were incorporated during the month of April 2023.

Although this number of works in progress seems significantly high, only 52,000 square meters will be part of the spaces available for lease, since the rest of the areas correspond to projects already committed.

If we review in detail the spaces available at the end of April 2023, about 80% are made up of existing spaces, so the immediate offer ranges from 200 square meters to 36 thousand square meters.

The offer is concentrated in almost a dozen warehouses with surfaces that exceed 10 thousand square meters up to the maximum available area of 36.2 thousand square meters, the latter located on the Airport corridor.

The Secretariat of Sustainable Development of Querétaro announced that so far in 2023 the arrival of 16 companies for more than 11 thousand 310 million pesos has been completed, which has allowed the generation of more than five thousand jobs in the entity.

An example of this is the inauguration of the first aseptic carton production plant in Mexico by the Swiss company SIG on an area of 20.7 thousand square meters located in the Aerotech Industrial Park with an investment of 73 million euros.

Other recent investment announcements include the logistics company DHL and the German firm Wikus, which also maintain their commitment to this important market in the Mexican lowlands.

DHL Express México announced the investment of 120 million dollars for the expansion and automation of its Domestic Air Operations Center, located at the Querétaro International Airport; while Wikus, specialized in the metal cutting sector, will install a plant specializing in the manufacture of blades for circular and band saws.

The policy of the state of Querétaro aims to generate economic growth through care for the environment, which allows it to generate a highly competitive differentiating element for companies interested in reaching Mexico.
