Querétaro, eighth place in industrial demand from January to September 2021

In Solili reports, Querétaro ranked eighth in accumulated industrial demand during the first three quarters of 2021. The position is due to the 252 thousand square meters obtained, of which 45% was generated in the third quarter of the year.

Likewise, INEGI, in its report on the Value of Manufacturing Production, highlighted that between January and August of this year, Querétaro obtained an accumulated amount of 260.17 million pesos. This figure represents 4.5% of the total at the national level; This value is 2.3% higher than that obtained in the same period of 2019.

On the other hand, during 3Q2021, a total of 114 thousand 600 m² of gross absorption was registered, its main concentration was found in the Airport and Mexico-Querétaro corridors. 

Currently being the corridors where the highest vacancy rate is concentrated.

During the third quarter of the year, multiple companies from different sectors announced their arrival in the entity, highlighting Samuel, Son & Co. Limited, manufacturers of industrial products for the automotive sector that will open a new plant at the end of the year in Querétaro that will have 13 thousand square meters.

Likewise, Delta Tecnic will inaugurate a plant in Pedro Escobedo that went from 3,000 to 5,000 square meters.

The Swiss company SIG also announced an investment of 1.6 billion pesos in the Aerotech Industrial Park, which will have an area of 85 thousand square meters, space that will be used for its new production plant that will begin operations in 2023.

Similarly, Kloeckner Metals will install a second plant in the O'Donnell Industrial Park, whose industrial warehouse will have 7,500 m² and an estimated investment of eight million dollars.

Regarding the net absorption registered at the end of the quarter, 70.2 thousand m² was registered, which represents 11.4% less than that registered in the same quarter of 2019. 

These indicators show that the market is getting closer and closer to the levels registered before the pandemic.
