Querétaro attracts confidence from industrial developers despite low demand

The proximity to the metropolitan area of Mexico City, as well as to the automotive cluster in the region and the access and transportation routes with other nearby markets have been the strengths for the industrial real estate market of Querétaro.

The Mexico-Querétaro and Airport corridors attracted the attention of the aerospace, automotive, logistics, electrical and telecommunications industries during the last year and it is expected that during 2021 these industrial sectors will continue with the demand in this city.

The first quarter of 2020, where its gross demand oscillated 41 thousand square meters, was seen as the period in which it would consolidate as one of the best investment alternatives. But the magnitude of the impact suffered by the industrial market in Queretaro by the pandemic was not foreseen, which was beginning to give alarming outlines in other parts of the world.

In contrast to the same period last year, gross absorption was close to 15 thousand square meters, almost 64% below. Regarding the net absorption of 1Q 2020, it was close to 34 thousand square meters. This quarter yielded a factor of -5 thousand 348 square meters.

Despite the strong impact, the development companies with a presence in Querétaro maintain the clear vision that one of the factors that may contribute to the recovery of the market will be the offer of speculative spaces that generate interest and a potential attraction of investments.
