Which markets concentrate the oversupply of offices in Mexico?

At the end of the first quarter of 2022 (1T2022), the office market continued with high levels of vacancy, registering 3.4 million square meters (m2) available nationwide.

During the first months of the year, according to the Solili platform, Mexico City has 2.7 million m2 available. In this case, 80% of the unoccupied offices are located in the submarkets of Santa Fe, Polanco and Insurgentes.

Meanwhile, in Monterrey there are 270 thousand m2 of unoccupied offices, where 86% of this vacancy is located in Santa María and Valle Oriente, with 65 and 62 thousand m2, respectively.

For example, in Santa María you can find available offices ranging from 26 to 52 thousand for rent.

For its part, Guadalajara concentrates 176 thousand m2 vacancies, where Puerta de Hierro, New Financial Zone and Providencia have 85% of the available spaces.

However, despite the fact that the main cities of the country are the most affected, the rest of the emerging markets have higher vacancy rates, such as León, Tijuana and Mérida, which have a footprint of 27, 19 and 16 thousand m2 available, respectively.

Puebla and Querétaro have first-class industrial strength, however, the panorama of offices does not move at the same pace. Due to this, Puebla has 86 thousand m2 of vacant offices, and the highest vacancy rate at the national level (26%) registered at the end of the quarter.

In this sense, the city has spaces ranging from 23,800 to 135,000 m2, located in the Angelópolis submarket.

For its part, Querétaro obtained a rebound in gross demand at the end of 3Q2021, despite this, at the end of 1Q2022 it had available offices ranging from 40 to 9,600 square meters.

These figures help to identify where the most institutional and mature markets are located, since they concentrate the greatest oversupply.

This is because investors, resources, and the potential for demographic and socioeconomic growth converge, which will result in increased demand in the medium term.
