Even in the midst of the strong contraction in the country's corporate activity, some markets registered demands for office space, although quite far from reaching the levels observed at the end of 2019, prior to the pandemic.

The total lease for 3Q 2021 at the national level registered 192 thousand square meters, mainly concentrated in three entities, Mexico City with almost 50% and Guadalajara and Monterrey with 19% and 17%, respectively.

In Mexico City, during the first three quarters of 2021, the demand ranged from 30 square meters to 14 thousand square meters. If we analyze the number of transactions, half are located in the size of 100 to 500 square meters.

Another difference that stands out with the periods prior to the pandemic is that the largest number of operations were generated on larger surfaces between one thousand and two thousand square meters.

If we analyze Monterrey, we find that the demand throughout 2021 was on surfaces between 100 and a thousand square meters where 64% of the transactions are grouped. The total of surfaces demanded moved between 40 and 3,500 square meters, of the Class A inventory monitored by Solili.

Let us remember that in this market the vacancy still remains in October 2021 at 20.1% and construction is progressing about 255 thousand square meters, which represents almost 20% of the current inventory of the city.

Guadalajara, for its part, which ranks third in terms of corporate demand, totals almost 55 thousand square meters during the first three quarters of 2021 and in recent quarters it has shown a greater preference for gray work spaces, in the sizes of 300 to 500 square meters, where rental operations have predominated.

Tijuana during 2021 has managed to keep corporate demand stable with a quarterly net absorption positioned at 5,000 square meters. As an example, the spaces most in demand in the third quarter are on the Agua Caliente and Zona Río submarkets with footage ranging from 10,000 to 1,670 square meters.

Querétaro has been registering positive net demands and has had a performance that has improved throughout each quarter during 2021, where the demand for small spaces smaller than 100 square meters predominates, both conditioned and in gray work in equal parts, being Juriquilla the broker with the highest activity.

Regarding the distribution and delivery conditions, the vast majority of markets agree that once the companies made their main adjustments in terms of the demanded area, the spaces have become more collaborative and equipped with multiple technological elements that facilitate connectivity. between teams that work in person and those that do it remotely, leaving behind the predominance of individual spaces with fixed assignments.
