Boom in speculative projects drives Airport corridor in Querétaro

Despite its manufacturing and logistics vocation, Querétaro was not immune to the consequences generated by the health emergency caused by COVID-19 in the country during 2020 and which still continues with repercussions for the industrial real estate market of the Bajío.

However, with the entry into force of the Trade Agreement between Mexico, the United States and Canada (T-MEC), the state can be an important captor of foreign investment that triggers industrial activity.

For this reason, and thanks to its competitive advantages such as qualified and accessible labor as well as its location and proximity to the metropolitan area of Mexico City, they have motivated a boom in the development of speculative projects in the Airport corridor, mainly in the automotive sector. and aerospace.

However, the telecommunications sector has also aroused the interest of investors to locate in this corridor.

According to information from the Solili platform, until February 2021, the Airport corridor records the construction of 48,604 square meters of the 144,115 square meters settled throughout the state.

For example, the Kaizen Industrial Park has an area of 80 thousand square meters and in its complete functional stage it will house 150 companies from the aeronautical and logistics sector.

Inaugurated in 2019, Kaizen is a mixed-use industrial park where 70 percent of its infrastructure is oriented to industry and the remaining 30 percent to commercial and service companies.

Its location on state highway 100 connects it directly with state highway 200. It is also 4.5 kilometers from Querétaro Intercontinental Airport (AIQ), 30 from the Intermodal Cargo Terminal, and 25 from downtown Querétaro.

Similarly, the demand for technological development due to the pandemic helped the industrial growth of this sector in Querétaro.

The increase in general services, computer systems, as well as business application development, were among the main requirements in the entity, according to Vórtice IT.
