Supplier companies for electric cars are beginning to demand space in the north of the country

The development of gross industrial demand on the northern border has been consistent throughout the first three quarters of 2022, managing to accumulate just over 52% of gross demand nationwide.

In the case of the markets that Solili monitors, there are eight that are grouped in the north of the country, the borders of Reynosa, Tecate, Ciudad Juárez, Tijuana and Mexicali,  Chihuahua, Monterrey and Saltillo.

Each of these markets has been characterized by concentrating a greater proportion of some industries partly due to its history and partly due to the effort of its authorities to strengthen an increasingly varied offer through specialized industrial clusters.

In the Mexican case, one of the most solid industries associated with the northern border has been the automotive industry. Another of the advantages generated by the automotive industry is the possibility of developing specialized industries downstream that demand components for automobiles such as the metal-mechanic industry, the plastic industry, robotics, semiconductors, batteries, rubber, and various elements that make up this production chain.

Electromobility, in turn, has transformed and added new participants to production that broaden the range of sectors related to industrial activity. Currently, hybrid-electric, plug-in hybrid, extended-range electric and battery-electric vehicles are an alternative to internal combustion cars, which generate carbon emissions.

In the Mexican case, we have seen various announcements from major automakers such as General Motors or Ford indicating their commitment to electromobility. It implies a supply different from conventional automobiles.

Elements such as the traditional engine, cylinders, valves, pumps, fuel hoses, among others will no longer be necessary in the automotive industry soon. Electric cars demand other types of components and the industrial real estate market as many of the critical engine and internal combustion components will be simplified in design and bring cost reductions.

With the possibility that the Tesla company lands in Monterrey, markets such as Saltillo, Tecate, Tijuana y Mexicali could come out stronger. In the case of Saltillo, the accumulated industrial demand between January and September 2022 reaches 470,000 square meters and has a concentration of more than 80% in the automotive sector.

Other markets such as Tijuana and Reynosa are opening more fronts in the automotive sector, such as the opening towards the health and logistics sectors, which has had a significant increase in industrial demand in the first three quarters of 2022.
