Industrial rental prices in the Bajío remain stable and competitive at the national level

During the first semester of 2022, the gross demand of the Bajío represented nearly a quarter of the national industrial demand, surpassing the performance it had shown throughout 2021.

In part, the elements that triggered demand are associated with the interest of various industries such as automotive and auto parts, aeronautics and manufacturing and data centers in general, specifically in Querétaro.

The development of the T-MEC during 2021 and so far in 2022 has been a great catalyst for various industries and suppliers of the sectors mentioned above to lean towards the Bajío region to install the production of inputs and thus complete supply chains. supply that are installed on Mexican soil and become a differentiator when competing.

In turn, the demand and the correlation between what is being built and the vacancy have been key to making rental prices in the lowlands remain stable and competitive at the national level.

For example, in Guanajuato, rental prices at the end of July 2022 reported $4.07 dollars per square meter per month, remaining at the same level as at the beginning of the year.

Querétaro, for its part, has had a significant upward increase of 6.3% since the beginning of the year and 7.4% in annual terms, closing at $4.18 dollars per square meter per month, influenced by important closures of custom-made projects that have been key for the development of this market.

In both markets, vacancy, although it has been adjusted downwards, maintains reasonable levels, reporting Querétaro 3.58% and Guanajuato 6.18% as of July 2022, the latter percentage corresponding to the market that reports the highest vacancy at the national level.

Another of the industrial markets of the Bajío, such as San Luis Potosí, registers at the end of July 2022 the second highest vacancy at the national level with 5.30%, while Aguascalientes is the market of the Bajío with the lowest vacancy of 2%, although it is not yet compared with the minimum levels and below 1.5% of various markets on the northern border of the country.

In turn, the footage of works that are advancing in the Bajío and that exceeds 1.15 million square meters represents 22% of what is built at the national level and has had an impact, together with a reasoned vacancy, in the balance of prices, if we take taking into account that industrial markets such as Mexico City and Tijuana registered the highest rental prices at the national level above $6 dollars per square meter per month.

The price panorama that is projected for the entities of the lowlands in the remainder of 2022 seems to continue in the same stable trend in view of the balance shown by the main real estate indicators of the aforementioned markets.
