Class A office spaces in the Zona Río submarket maintain the highest asking prices in the Tijuana market, averaging $24.03 USD/m²/month. These rates place them among the most expensive premium office spaces nationwide, second only to the Lomas Palmas corporate submarket in Mexico City, which remains the country’s most expensive, with $26.75 USD/m²/month.

Despite the slowdown in office leasing activity in the city, prices have remained at high levels. The sustained increase in rental rates has resulted from limited supply, positioning Tijuana among the most expensive destinations in the country for corporate offices.
