
At the end of April 2025, the industrial rental price in Chihuahua stood at $7.43 USD per square meter, ranking it as the third highest-priced market among the eight that make up the northern region of the country and the fourth highest nationwide, behind only Mexico City, Tijuana, and Tecate.

During the last year, developers delivered more than 76,000 square meters of available Class A buildings to meet demand, which has driven the increase in industrial prices in the region.
At the end of the fourth month of 2025, Chihuahua reported a vacancy rate of 4.4%, equivalent to more than 125,000 square meters available. The offer is concentrated primarily by developers such as Intermex, American Industries, Prologis, and Fibra Nova, with first-class industrial properties.
The North submarket accounts for 60% of the current availability, standing out for its diverse space range from 2,000 to 17,000 square meters. The price is $7.41 USD per square meter.

The South Industrial submarket has the highest price at $7.53 USD per square meter, while the East submarket has the most competitive price at $7.39 USD per square meter.
