Last mile potential detonates Vallejo with maximum industrial rental price

Mexico City (CDMX) has a wide extension of industrial corridors that opens up a palette of differential prices.

According to the Solili platform, the highest unit rental price is recorded by Vallejo with nine dollars per square meter per month.

In addition, the current availability of this area is null due to the high desirability for being the one with the greatest potential for last mile warehouses.

Ecatepec, Tlalnepantla and Naucalpan follow with average prices of 7.34, 7.24 and 6.47 dollars per square meter per month, respectively.

On the other hand, the industrial corridors of the CTT have also reached similar costs. However, Cuautitlán obtained the highest with 5.87 dollars per monthly square meter; followed by Tultitlán ($5.4) and Tepotzotlán ($5.36).

It is worth mentioning that these figures correspond to the starting price of industrial buildings that closed contracts during the fourth quarter of 2021.

Another relevant indicator when determining the rental price of an industrial warehouse is the type of plant and its categorization, as well as the modernity and flexibility of its spaces.

For example, when consulting the Solili platform at the beginning of March 2022, there are 35 options with 23 available spaces, when filtering ships under construction in CDMX.

The areas of these facilities range between 4.5 and 67.3 thousand square meters, whose rental prices range from 5.24 to a maximum of 6.25 dollars per monthly square meter.
