Why are industrial buildings one of the best investments?

According to Ricardo Medina, CEO of Grupo CCIMA, real estate in industrial buildings is one of the best and safest investments in the market.

The manager added in an interview for Inmobiliare that there is a certainty when acquiring industrial spaces, since these do not change places and do not have to be insured in most cases and it is very difficult for the land to be stolen.

To this are added other advantages such as: rapid return on investment, security because real estate does not lose its value and local and national support at the economic and development level that provides the opportunity to provide jobs and production to a state.

The director of the consortium considered that currently, there is significant dynamism in the development of housing and industrial buildings. The sectors that maintained a growth trend were: automotive, manufacturing and e-commerce.

Engineer Medina added that the pandemic caused a greater demand for industrial buildings, mainly as storage, mainly due to electronic commerce, which was favored by being able to buy it from home without having to go out.

One of the strategies implemented to take advantage of the growing demand was to develop more "Built to suit" projects.

“When the pandemic hit, we decided to open a product focused on any type of company. Parks where you can rent or buy part of the industrial warehouse and part of the offices”.

The objective was for the client to decide how many square meters he needed for an industrial warehouse and how many for offices, to give him his ideal project.

Currently, Grupo CCIMA has a high presence in the field of construction of industrial parks and macro residential developments in the Bajío, mainly.

According to data from the consulting firm JLL, it is the region with the greatest push in terms of industrial real estate investments in recent years.

This is due to its location, little affected by meteorological phenomena, a young and active population and very well interconnected cities.

For its part, Solili reported the construction of 12 thousand square meters of industrial spaces throughout the country during 2T2021. Querétaro, Ciudad Juárez y Monterrey contributed 80% of the total, showing themselves to be the safest states to invest in.
