Positive outlook in the data center sector due to demand for existing properties

Despite the challenges presented by the global data center industry, the outlook is positive regarding investment and the development of new spaces around the world, according to a study by real estate analysis firm JLL. The main challenge is the delays in the supply chains, which have limited new construction, thus generating a greater demand for used properties.

"Opportunities exist for development works in key markets, especially for value-added opportunities such as redevelopments. Supply chain constraints have also constrained development activity, opening the door for greater opportunity to purchase existing assets," it said. you can read in the report.

The problem in the supply chains affects the deliveries of the spaces that have been signed, so it is expected that by mid-2024 there will be a dynamism regarding the completion of the construction, as well as the delivery, of this type of property.

For JLL, it is recommended that in the current environment, developers and operators of data center spaces plan with a longer delivery time and can address the bottlenecks that hinder the completion of these projects.

The availability of labor for the construction of these spaces is seen by JLL as a limitation for the development of this industry, which is combined with the increase in wage prices, which also impacts its business models.

According to the study, which is based on figures from the Uptime Institute, the global data center industry would grow from 2.3 million people in 2019 to 2.5 million people by 2025.
