Industrial parks in Mexico have been in great demand due to the nearshoring phenomenon, for this reason, efforts have been made to develop an important industrial infrastructure that complies with international standards and certifications.
From the 2023-2025 period, the Mexican Association of Private Industrial Parks (AMPIP) estimates the arrival of 227 new companies on average per year. This represents a segment growth of 9.1% compared to the 2018-2022 stage.
For its part, the commercial bank BBVA México estimated that 453 new companies will be installed by 2025.

Simón Galante, president of the Mexican Fiber Association (AMEFIBRA), pointed out that the country is currently experiencing accelerated growth in the sector, even surpassing other Latin American nations, such as: Brazil, Peru, Argentina and Colombia.
Within the flows of Foreign Direct Investment (FDI) in the country, the benefits of the arrival of new investors can already be observed.
According to the Ministry of Economy (SE), during the first quarter of 2023, FDI registered 18,636 million dollars, exceeding 48% of what was reported in the same period last year.
This cash flow was observed in central and northern areas of the country, mainly in the markets of Mexico City and Nuevo León.
The real estate firm Cushman & Wakefield commented that Nuevo León got the most out of the relocation of companies, since in the second quarter of 2022, it raised more than 448 million dollars.
Finally, AMEFIBRA highlighted that the developers will continue working on the improvement and expansion of their warehouses, as well as investing in the construction of new properties.

During 2022, the offer increased and closed the year at 3.98 million square meters, an increase of more than 290,000 m2 since the beginning of said period.
However, it continues to be compressed by the strong demand for industrial spaces and conditions that have hindered the creation of speculative projects such as energy shortages, the increase in land prices, the general increase in the cost of construction supplies and interest rates.
