The PYME Industrial Park has already developed 75 hectares of the original 150 hectares that it owns, and serves the needs of Pymes in Querétaro.

TBQ has warehouses and land in said entity, as well as an industrial warehouse in San Luis Potosí, in the Logistik II Industrial Park and is the owner of the Capulhuac Industrial Park, in the municipality of Lerma, in the State of Mexico.

 “It is located in the most important industrial zone of Querétaro, it is next to the Mexico-Querétaro highway, next to the Bernardo Quintana Industrial Park, the El Marqués Industrial Park and the Innovation Park. We are near the main industrial zone of Querétaro, we have a good connection by highway 57 and the Bypass of highway 57 towards San Luis Potosí ”, he explained.

The park was born in 2012 as a result of the need of small and medium-sized companies to find industrial warehouses with spaces that will be around a thousand square meters.

The developer has speculative buildings for rent and sale, as well as Built to Suit projects. "We sell lots, we give the option to build an industrial warehouse, because we are also a construction company and some investors who buy with us, build to rent, our real estate TBQ also offers a broker service," he said.

Among the main customers are Omega Tool Canada, a company that manufactures molds for the front fascia of Tesla vehicles; Lavisa, which is dedicated to storing pipelines for gasoline and oil sold in the United States and Mexico. Grupo Ramón García, a company that makes furniture for department stores like Zara, also belongs to the park

Among the benefits that customers can find is the fact that there are plans to develop a 60 megawatt substation, which will be supplied with electricity from the Federal Electricity Commission, since high voltage lines of the parastatal. This encourages the arrival of data centers to the park, said the director of new business development.

The park is served by a natural gas line, with a 21 kg pressure pipeline, owned by the Engie company. It also has fiber optic networks, operated by Telmex, IENTC, Megadable, Metrocarrier and 4com, providing a wide range of options that helps everyone to be communicated, especially for data centers, said Mercado.

Closed-circuit cameras at strategic points and a private surveillance service within the park with patrols 24 hours a day are the main guarantors of security. Additionally, there is a residual treatment plant, although it does not have permission to install heavy industry.

The buildings of the PYME Industrial Park have heights ranging from nine to 12 meters, the floors are 15 centimeters thick but this can vary, according to the needs of each client.
