Supply of industrial warehouses in Guadalajara increased 50% compared to 1Q 2023

At the end of Q1 2024, the Guadalajara market reported a gross demand of 54 thousand square meters. The companies that promoted leasing activity were mainly from the logistics, parcel and household appliance industry.

The El Salto submarket reported the highest occupancy, with a total of 47 thousand square meters at the end of the first quarter of the year. The largest volume operation in the submarket was a class A property of 20 thousand square meters.

Although it is true that the interest of companies in establishing themselves in the industrial market of Guadalajara continues to increase, during the first quarter of the year we see a 50% increase in the supply of industrial warehouses in the city.

The new Guadalajara offer recorded the delivery of 9 buildings that add up to a total of 102 thousand square meters, of which 70% entered the inventory with vacant space. Which is why there has been a significant increase in industrial vacancy in the market.
