Merida's corporate market is currently one of the most important in southern Mexico. Within this scenario, the Cabo Norte submarket has positioned itself as a strategic hub for the city's growth by 2025.

Despite being one of the smaller submarkets in the market, developers and investors are pushing for expansion in Cabo Norte. This is the case with Torre Insignia and Campus Country Mayab, which began construction in 2025 and now total 5,000 square meters of office space.
Additionally, 800 square meters were added to the inventory with the Zaguán building, and The Sky, the city's most iconic skyscraper, is expected to soon complete its construction process, as it is in the final stages of completion.

The expansion dynamic in Cabo Norte has not only strengthened the area's corporate infrastructure but has also significantly boosted office buying and selling activity. This trend has positioned the submarket as the second most in-demand in Mérida so far in 2025, accounting for 27% of total occupancy.
