Nuevo León monopolizes supply of industrial parks

At the end of the first two months of the year, Nuevo León is positioned as the market that monopolizes the supply of industrial parks. According to a report by the consulting firm Solili, Monterrey and its metropolitan area provide the greatest coverage, since they managed to incorporate 72,000 square meters. Next are Tijuana and Mexicalii with 64,000 and 58,000 square meters, respectively.

“Regarding the markets in the north of the country, these concentrated most of the settlements of industrial works with a coverage of 42% of the new offer at the national level during the first two months of 2023. Even in the midst of the inflationary environment that the Mexican economy is undergoing have completed almost 705,000 square meters of industrial buildings," he said.

He explained that this corresponds to a total of 125 projects, of which 65 are new investments and 60 are expansions. This group of investments, which come from countries such as the United States, China, South Korea, Germany, Denmark and Japan, also represents the generation of 72,000 jobs.

In his report, Solili also points out that Mexico City has completed more than 120,000 square meters of industrial buildings where demand has been characterized by an important speculative component that also involves large-format warehouses. Querétaro follows with almost 110,000 square meters of completed and delivered projects that are incorporated into inventories.

“Let us remember that the gross demand for industrial buildings during 2022 in this market exceeded 660,000 square meters, which allowed it to occupy the fourth position at the national level.

Two other markets in the shoal, such as San Luis Potosí and Guanajuato, are also listed with the completion of 77,000 and 64,000 square meters of new industrial projects, between January and February 2023," he concluded.
