Naucalpan arouses the interest of developers for the promotion of the last mile
Solili | July 06, 2022 |

The Naucalpan submarket is located to the east of Vallejo towards Toluca along the Toluca-Naucalpan highway and is one of the closest submarket to the interior circuit, as it borders Lomas de Sotelo and Polanco Section I to the southwest, which provides its greatest advantage of proximity to the capital.

Naucalpan is one of the 125 municipalities of the State of Mexico and the second most industrialized after Toluca, from which it is separated by a road distance of

60 km and 50 equivalent minutes of travel by car. Its economic activity contributes 17% to the Gross Domestic Product or GDP of the State of Mexico, as indicated by the website of the municipal government.

In recent years, the industrial market of Mexico City has been led by the so-called CTT (Cuautitlán, Tultitlán y Tepotzotlán) which at the end of 1Q 2022 with 51% of the capital's inventory manages to concentrate 61% of the gross demand in the entity.

Tepotzotlán has been the most dynamic submarket, closing 82 thousand square meters of industrial buildings, which leads it to concentrate 30% of gross absorption in its territory.

Toluca also manages to stand out and groups 21% of the closures during the first quarter of the year, although in terms of construction progress, the CTT largely dominates with more than 700 thousand square meters in various phases, while in Toluca they are built by May 2022. about 113 thousand square meters.

Now, if it is about last-mile spaces, these submarket that bring a strong dynamic of development are still very far from the center of demand, but not Naucalpan and Vallejo, which could house smaller but more efficient spaces for the so-called last-mile warehouses. mile.

The growth of trade of 81% between 2019 and 2020 and 27% between 2020 and 2021 has pressured the search for new industrial spaces between 3 to 8 thousand square meters, different from the traditional ones, in the Metropolitan Area of Mexico City. where the land with services has been running out or at least the demand has not been growing at the rate of previous periods.

Although Naucalpan as of May 2022 participates with less than 2% of the capital's inventory, it could capture part of the demand for the coming quarters because it still has 32 thousand square meters of industrial spaces between one thousand and 8.7 thousand square meters that are ideal configurations for warehouses. last Mille.

As the delivery time of goods in Mexico City is still mostly handled with an average of 24 hours and in American cities it has been lowered to 4 hours, there is enough room for improvement for those companies that evaluate Vallejo or Naucalpan to establish their collection and distribution centers for the remainder of 2022.

If we consult the Solili platform, the area of Alce Blanco, on the northeastern margin of Periferico, currently has the largest number of available spaces that could create opportunities for a portion of the capital's industrial development.
