As of the end of January 2026, Monterrey maintains the largest industrial inventory in the country, with more than 21 million square meters. Over the past year, more than 100 buildings were completed, making the city the industrial market with the highest number of completed projects in Mexico, adding more than 2.3 million square meters to the total inventory.

Of the total 2.3 million square meters delivered in the last year, approximately half corresponds to available buildings, driving the growth of industrial supply in the Monterrey market.
The three submarkets with the highest volume of new supply were Apodaca, Ciénega de Flores, and Salinas Victoria, with more than 830,000, 400,000, and 340,000 square meters delivered, respectively.

Currently, there are more than 1 million square meters under construction in Monterrey, reflecting developers' confidence in the market's expansion. The market is expected to continue growing steadily.
