Monterrey continues to drive at the close of 1Q 2022

Monterrey maintained the positive performance of the previous cycle at the end of 1Q 2022, strengthening itself as the main business center, surpassing Mexico City (CDMX) in terms of demand, and even reduced its availability of spaces by more than three percentage points.

Monterrey occupied the first position at the national level, dethroning CDMX with 462 thousand square meters and today, a figure that almost triples the demand of the previous year”, considered Pablo López, director of Market Research at Solili.

For the manager, as of 2Q 2021 there is a rebound in the demand for industrial buildings of this entity, coupled with the fact that this northern market has shown its strengths in the face of the adversities of the last two years.

Nationwide, prices per square meter are being pushed up by construction costs and high demand.

For Pablo López, Monterrey is no exception, since per square meter, prices in the city are around 4.30 dollars, which reflects a growth of approximately 15 cents compared to a year ago, the manager mentioned.

In turn, López indicated that they expect the demand for industrial buildings in the metropolitan area to continue during this year and part of 2023.

According to Pablo López, the market in this region continues to be driven by: relocation of companies, the cost of industrial buildings, the tariff advantages offered by the T-MEC to be able to export to the United States and Canada, and the arrival of companies, specifically Asian.

Regarding the unemployment rate, Solili's manager explained that a downward trend has been maintained in the last year.

López added that, from January to March 2022, the availability rate was 2.5%, while in the same period in 2021 it was 6%.

“The speculative warehouses in Monterrey have faced a growing demand, close to three million square feet. This increased the number of square feet under construction, adding almost four million, which will be added to the availability of spaces”, said López.
