Monterrey leads the nation with 24 percent demand growth, followed by Mexico City with 22 percent, and Tijuana in third place with 11 percent of the national total.

Nationwide industrial construction exceeded 3.8 million square meters, nearly half of which is concentrated in Mexico City. Monterrey follows with 932,000 square meters under development, while Guadalajara registered 340,000 square meters of the total under construction.
The moderation in leasing activity nationwide is considered a sign of a market seeking equilibrium. Investors and developers are closely monitoring this situation during the second quarter while continuing to take action.
