Monterrey continúa liderazgo en demanda de inmuebles industriales

During the first quarter of the year, the industrial real estate market of Monterrey maintained the positive performance of 2021, strengthening itself as the main business center for the north of the country, displacing Mexico City as the market with the highest demand, managing to reduce its availability of spaces by more than three percentage points compared to the same period last year, market analysts said.

"Historically it had been Mexico City that led the demand and today, Monterrey dethrones it with 462 thousand square meters, that is to say, that almost triples the demand that there was the same period of the previous year and, that brings the same trend that was has presented in the third and fourth quarters of 2021″, said Pablo López, director of Market Research at Solili.

“We are talking that as of the second quarter of 2021 we see a very strong upturn in demand for industrial buildings in the metropolitan area,” he explained.

López said that the market continues to be driven by the relocation of companies, the costs of industrial buildings, the tariff advantages offered by the T-MEC to be able to export to the United States and Canada, and the arrival of companies, specifically Asian.

He added that vacancies have maintained a downward trend in the last year, since from January to March 2022, the availability rate was 2.5%, while in the same period in 2021 it was 6%.

Regarding prices per square meter, López mentioned that not only in Monterrey, but also nationwide, they are being pushed up by the costs of construction and high demand.

“We are talking that per square meter the city of Monterrey is at 4.30 dollars, it does reflect a growth of approximately 15 cents compared to a year ago, but it is much lower than what is seen in markets such as Ciudad Juárez, Tijuana, border strip to compare some, where the price has taken off much more”, he detailed.

Finally, López indicated that the expectation is that the demand for industrial buildings in the Monterrey metropolitan area will continue during this year and part of 2023.
